Can I reuse my tenant screening report in Colorado?

Yes, you can reuse your tenant screening report in Colorado if it qualifies as a valid portable tenant screening report under state law. A property manager must accept a valid PTSR in most cases, but they still make their own approval decisions. Having a  report allows you to skip the screening fee, not the screening criteria. 


Renters ask this a lot, and for good reason. Applying for homes can feel repetitive and expensive. If you’ve already paid for a screening report, it’s natural to ask if you can share the same one with the next property manager instead of starting over.


Why renters want to reuse screening reports

Screening fees add up fast. Colorado’s portable screening law is designed to cut down on repeat costs and help you carry your verified information from one home to the next. The law lays out what a PTSR must include and when a property manager has to accept it. 


Let’s break it down.


What counts as a “valid” portable tenant screening report in Colorado?

Under HB23-1099, your report is considered “portable” if it meets specific criteria. A valid PTSR must:

  • Be completed within the last 30 days

  • Come directly from a consumer reporting agency (CRA)

  • Include identity, employment and income verification, credit, rental history, and criminal/eviction checks (if the property uses them)

  • Be provided at no cost to the property manager

  • Be accessible for them to review


If any required piece is missing or the report is older than 30 days, the property manager isn’t required to accept it. However there are some exceptions. 


Does a property manager have to take my reused report?

In most cases, yes. Colorado law says a property manager must accept a valid PTSR instead of charging a screening fee. 


But here’s an important nuance: Accepting the report doesn’t mean approving your application.


They still apply their own screening criteria when deciding whether to rent to you. This distinction is essential for compliance and accuracy, and Rentell’s internal guidance reinforces it. 


When they don’t have to accept it

A property manager is exempt from the “must accept” rule if they:

  • Take only one application fee at a time for the home and

  • Refund the fee within 20 days when they choose not to move forward


This is a narrow exception. Most property managers fall under the standard “must accept a valid PTSR” requirement.


How many times can I reuse my tenant screening report?

As many times as you want within the 30-day window. There’s no limit in the law. The only thing that matters is whether the report is still valid and hasn’t had a material change, like a new address or a recent bankruptcy.
